Current situation at Royal Palm - 01/15/2021 05:58 PM

This was posted on the "FORECLUSURE" thread but since it deals specifically with a recently reopened resort, I am going to make it a stand-alone post. It was posted by "Nowhatched"

This information was exactly what I was looking for today.
I’ve been an owner at RP for 21 years. We checked in on Saturday January 9... it was a “st” show.
The place is NOWHERE NEAR READY TO BE taking guests never mind our money.
I’ve held in with them through all the Irma aftermath, and frankly excuses.
I really thought when we got back in the place would be fabulous .
The market isn’t open, the beach is still a construction site. They put new Palapas on the beach..guess what, they don’t even create any shade. They are built to high and not wide enough. I’m sure that will cost plenty to fix that.
The storage area in the unit is great if you want to hoard can goods for about a year. The shelves are so small I don’t even think you could store paper towels there. I could go on but bottom line..I’m done. We left on the 10th and at Simpson Bay Resort.
I have 6 or so “weeks” banked because I paid all the maintained fees for the last couple of years. I’m going to lose that. Ya know what? I don’t even care. I won’t give them another dime.
One more thing..Flamingo looks the same...

After riding by a few times I was wondering if it was really open as I had read. It DOES look like a construction site that maybe should have waited a bit more before opening. It does NOT look like the Flamingo which really does look open....with some units unfinished but the rest looks fine

I thought the soft opening was to be spring. Moving it up too soon could create problems and that sure sounds like what might have happened.

By the way, today I got an email from a fellow I rented Royal Palm through a LONG time ago, trying to get me to snap up a unit at Royal Palm for Regatta for a 'bargain" price of $1700 a week for past customers of his. This guy I think owns a bunch of weeks at Royal Palm, that he rents out. I'm sure he has been losing money hand over fist. He says the place is open again and "all new". I told him good luck with getting that kind of money for RP, especially THIS year and especially since it's not really finished yet..

I think that by Regatta all will be completed. $1,700 probably is what his MF is for the week.

I agree...putting down turf today street side ...looks like touching up (and getting the construction crap out) is what's needed. March should be fine

Probably that's what is AMF is, but not my problem. I think that money is just a big ask for THIS YEAR, at this time.

Depends on where you want to stay and how bad you want that location during Regatta.

Got a similar letter from a person we had rented from in the past. Offered us a three bedroom unit for the bargain price of $6,000 per week.

Well, since none of the Regatta parties are held on Kimsha any more, it's not a big deal to stay there for Regatta now, except for being right by the bridge.
