Advice Please Aircraft Noise - 01/08/2024 08:27 PM

I’m terribly sorry to trouble you all but have been looking at booking a property called Villa Marys Beach, (Mary’s beach resort) near the airport, just off Beacon Hill Road.

I do understand the proximity to the airport, however just wondering if the aircraft noise at this particular location is likely to be quite intrusive.

Sorry to ask what ,any seem an obvious question and thanks for taking the time to read this message

We have never found the airport noise to be intrusive; however we've not stayed at Mary's Boon so I'm not sure how soundproof the rooms are.
The airport isn't open late so there should be little noise to disrupt your sleep. However, some have complained about the loud music in that area in the evenings.

We stay at Beachside Villas further down the beach toward the arrival end of airport west of Mary's Boon and have not been bother by airport noise. In fact it's fun to watch planes land. Children especially enjoy it.

Many hotels in Simpson Bay and Maho area are subject to planes so unless you stay in Phillipsburg or Orient Beach you won't get away from planes. Even on the French side in Grand Case there are planes that fly right over the hotels and villas.

Bedroom look kinda small. But I'm sure you'll enjoy time spent there. Even though where we stay has full kitchen and dining room we seldom eat in because SXM is the gourmet capital of the Caribbean . So many great choices from casual beach places to high end restaurants.

Keep reading posts here to find what some people say are their favorites and why.

If you haven't, you should plan to rent a vehicle and tour the island. Stop at different beaches both Dutch and French sides.

Thank you and absolutely we would intend to get out and about and explore lol that the island has to offer, it was being right on the ocean that really appealed tbh.

I'm having a really hard time figuring out where this is. Never heard of the property before. Personally, we have never thought the airport noise was intrusive at all, enjoyed watching the planes. IF it is right next to HighBar, I would be a lot more worried about noise from the BAR than from airplanes. There are no large airplanes landing after about 6 pm, or before 9 AM. From what I understand, High Bar is supposed to be open WAY late at night, playing probably techno music.

Carol IT looks like 68 Welfare Road area...not Mary's Boon area. I hope this gentleman hasn't already booked this villa because it looks like Kim She Beach . I did a google search from BSV to Highbar and it shows Porto del Sol 68 Welfare Road.

Yup...hard to figure out where it is BUt I think, with the very rocky beach it's on the west side of Beacon Hill kinda behing what was described. Big place but the rental price high season of $21K/week would put me off.

Described as walkable to Maho Beach so that would eliminate the Kim Sha Area...and...the beach pics confirms that ..VRBO map is kinda more specific...

That's not near Highbar on Welfare Road. I'm confused.

So from what you know Boucharda, is he going to be on the same beach as Mary's Boon and able to walk right out to swim or not?

Look at the pics..waaaay too rocky..not on Simpson Bay Beach BUT is on Simpson Bay. From the VRBO site "Mary's Beach Villa is a newly built 4 bedroom property, located directly on Burgeaux Bay Beach."

ok got it. I guess the qstn about plane noise confused me. I though it was near runway end not Burgeaux Bay which IS rocky.

Burgeaux Bay Beach is on the other side of Beacon Hill from Simpson Bay Beach. Very rocky.

I thought Topper bought that and was going to build some apartments? Burgeaux Bay was the location of their property and it was a somewhat rocky beach area.

JD--That was what I had heard, that he was going to build some condos or something, but he got sued because the area had land restrictions that it was for single family residential use only. Just curious with regard to that, as there's not many properties on Burgeaux Bay.

In the esoteric, I don't care for the looks of the place, but that's probably just me. Small, bland, etc. Way too much money per week for what it is. Looked to be about $8K per week. Not sure where the one person said $21K per week?

it is right on Beacon Hill Rd, facing Burgeaux Bay and the Morgan and Sunset Beach Bar would be off to your right as you are looking at the water.

Just a swag but ‘blocked’ could well mean not allowed due to preexisting deed restrictions or possible zoning restrictions though they probably wouldn’t apply to certain individuals.

Pat--IF the property is the one that used to belong to Andrea, I understood there were deed restrictions there on that property, which is why Topper wasn't going to be able to build condos. Silly me, I thought that meant that a person could still build a single family house, but use it as a rental property. Hopefully Lesley will chime back in.

Boucharda--yes, I know it is a new property. IF it is the place I am thinking about, Topper bought it and planned to build townhouses there, and either he or someone else demolished the buildings that were there. I have no idea if he still owns it or not.

Kenny, I was the gentleman that raised the query in the first place, from your experience does this mean that this villa should not be allowed to be used as an air bnb property, as it is currently. Keen to avoid an expensive mistake!

Seems like the contact is a lady called Morvan who has French as her primary language, but this may be via an agency as it appears she has represented other properties previously.

Maybe I am off base on this but if the property is owned by a private party why can't that party rent it out as needed. It does not become "commercial" like a bar etc. It's still a private residence up for interval rentals...

I should add that I really don't think the OP thought this would go as far as it did....a simple question asked spurned some interesting responses...37 of them

boucharda--I don't know, doesn't make sense to me either. That's why I asked Lesley to expound further. Agreed, the OP got a lot more than they bargained for!!

Family Traveller--to ME, regardless, they want entirely too much rent for this property. The rooms are small, the decor is kind of meh, the beach is rocky, etc. In my opinion, there are much better places for rent for less money, depending on how many bedrooms you actually need. I guess the primary pull of the place is that it is directly on the beach, and I get that. Not to make a stupid suggestion, but you can't get a better location on a beach than Beachside Villas. Admittedly, not a private villa and you wouldn't have your own private pool, but the beach is one of the very best on all of ST. Maarten/St. Martin.

This is not a NEW property. I have found reviews, going back more than 4 years, for this property. This property is also 1/2 of two properties that are owned by the same people and managed by the same property managers. They are listed as Mary's Beach Villa and also Mary's Beach Cottage. Mary's Beach Villa is a 4 bedroom & 4 bath unit and Mary's Beach Cottage is a 2 bedroom & 2 bath unit immediately next door to the Villa. Either unit can be rented independently or they can be combined together for a rental of a larger group.

These units have reviews going back just a couple of months and extending for years so they are currently being rented. Mr Lesley's comment might refer to the own'er desire to create a larger commercial enterprise on the location, but currently these homes are being rented out the same as many of the other homes in Beacon Hill.

These homes are listed on no less than 7 different listing sites which allows for some of the confusion and great disparities in rental rates. Some of the sites are AirBNB, VRBO, IsleBlue, St Maarten Villa, SXM Condo and quite a few others.

Aircraft noise should not be a major concern, but that is also an individual perspective. 30+ visits to the island all of it staying in the Maho / Simpson Bay(near Mary's Boon) and the noise from the airport has never been an issue for us.

If you like the location, then pit all the different listing groups against each other and fight for the best price. You need to put in a little sweat equity and possibly save a lot on the first price you have seen.

It could be that the listing was posted a number of years ago and has never been updated.

I have been staying at the exact same place for the last nine years and the property description and listing have not changed in all that time. And I'm ok with that.

It is not uncommon for details and descriptions not to change on many of the websites, covering properties or businesses or even restaurants on the island.

** Your "Sainted" Beachside Villas has a video posted on their homepage that is 7 years old. Their location page also shows a map showing them next door to El Zafiro which no longer exists. Does that make them perpetrators of lies.

As I said earlier, there are more than 7 independent listings of the property on the internet. Each listing has a slightly different description of the property. It seems like it is most likely a failure to update the listing than anything. Also, if the property was constructed in the past few years than many might consider that newly built when many other properties in that area are much older.

I'm sure "14 at Mullet Bay" would consider their towers to be "newly built"

"newly" is an adverb with two of its more common meanings being "afresh" and "recently". Doesn't seem that description is far off base but some might want it updated.
