It is a "membership" timeshare and was/is affiliated with RCI. We booked there for a weeks RCI in 2003 and bought into a 99 year lease which had a separate membership in RCI (points).
When we dropped out of RCI a few years ago, the deal remained as a membership for weeks 23 and 24 with the OC only, no RCI involved. So, it is a timeshare with maintenance fees but it is based on the 99 year membership lease.
We are not returning for health reasons and have notified OC that we are giving up our membership. No penalties.
