Yes, they are timeshares.

We stayed there a few years ago. As far as I know, all are individually owned and the condition of individual units varies WIDELY. Suggest you look for reviews of the particular unit that you are renting, unless you are looking at it as a timeshare. Frankly, if you're getting it as a t/s exchange, DON'T take it. As I said, you have no idea what you're getting and they don't have real t/s services there. Many or most of the people living there are year round residents, so it's not really a vacation vibe there. The exterior of the units is weird looking, supposed to have been futuristic I guess when they were built. Guana Bay is usually VERY rough, often not very swimmable, unless you like surfboarding, and there are no services on that beach. That area is very quiet and residential and it is a bit of a drive to be anywhere from there, with the closest thing being P'burg.

Pretty good/accurate response Carol. We had arranged a rental in one of the Geo units some years ago but had to cancel due to family issues.
The last time we were over there (Fall 2012 I think) on our way to hike over to Red Pond beach the place was really quiet. Looked like many of the units were not occupied.
If someone is willing to do the hike Red Pond is a nice beach with some good swimming sections and hardly anybody uses. No services and definitely no shade.
