Extensive Renovations
Nearing Completion



Dear Owner,

We are thrilled to announce Royal Palm Beach Resort and Flamingo Beach Resort are scheduled to welcome owners again in January 2021! Extensive renovations at both resorts are nearing completion – keep reading to learn more about the enhancements to your resorts as well as instructions for booking your stay.

January 1 through March 31, 2021 will be a “soft opening” period with reduced occupancy. During this time, there might be some final construction taking place in the common areas, however all rooms are expected to be complete. We expect the resorts to be up to full occupancy starting in April 2021. During the soft opening period, priority access will be given to Fixed Week Owners whose weeks fall into the January through March soft opening timeframe.

Royal Palm Beach Resort Update

Sophia Kelly has joined the team as General Manager and looks forward to welcoming you. The Housekeeping Manager, Front Desk Manager, Assistant Front Desk Manager and Assistant Facilities Manager have been hired, and are busy preparing for your arrival. Other key roles have been identified and will be joining over the coming weeks.

Several areas of Royal Palm Beach Resort have been enhanced, including:

New furniture, fixtures, doors and windows in all units
Upgraded lobby with new floor tiles and lighting
Reconstructed swimming pool
Upgraded gym with new fitness equipment
Modern, efficient elevators
New landscaping throughout the resort to enhance the overall look and tropical experience
Upgrades to the water supplied cooling systems
Upgrades to the electrical systems

Flamingo Beach Resort Update

Area General Manager, Mervin LeBlanc, is excitedly awaiting your return. The Front Office Manager, Housekeeping Manager and Assistant Facilities Manager have been hired, and are preparing to welcome you back. Other key staff members have been identified and will be on board within the next several weeks.

Upgrades and enhancements have been implemented for your comfort and enjoyment, including:

New furniture, fixtures, windows and doors in all units
Fully reconstructed lobby, including the addition of a new Grab n’ Go store
Two new hot tubs in the pool area
Brand new gym and fitness equipment
Resurfaced tennis court
New barbecue grills in the pool area and Building 4 area
Additional beachfront lounge areas (the restaurant previously occupying the space has been relocated)
New and efficient HVAC cooling system
Exterior painting of all buildings is completed
In Progress: Pavers are being replaced and exterior grounds throughout the resort are being enhanced with new landscaping

Important: COVID-19 Travel Requirements for St. Maarten & Expanded Diamond Standard of Clean Protocols

The health and safety of our owners and staff remains our top priority and we appreciate your patience and support after we had to adjust our reopening timeline due to St. Maarten’s two-month lockdown.

As you plan your next trip, you should be aware of the current government-mandated travel restrictions and entry requirements currently in place for all visitors to St. Maarten:

Prior to your arrival, the government requires a PCR test for all travelers age 11 and older to be completed 120 hours (5 days) in advance of your arrival to the island. Please note, if there are any delays in your flight that result in your test being outside of the 120-hour window, you will not be allowed to board the flight, or disembark the aircraft in St. Maarten if you were already on the flight. It is therefore recommended to plan for at least 24 hours leeway regarding the timing of your PCR test.
Prior to traveling to St. Maarten, you will be required to complete an online Immigration Health Certificate and upload a copy of your COVID-19 test results. You will then receive an email notification telling you whether your application has been accepted and if you are cleared for travel. Please refer to the following link for complete details: www.stmaartenehas.com.
Upon checking in at the airport, the desk agent will ask you to provide your Immigration Health Certificate and COVID-19 test results documents. All passengers will be subject to temperature checks and other screening protocols.
Travelers, for 14 consecutive days, are required to conduct self-monitoring of body temperature and possible flu-like symptoms. Travelers will receive an automated daily email alert providing a link for submitting the required information online. If you are visiting for less than 14 days, you will have to submit information for the duration of your stay on the island.

Because restrictions and entry requirements may be subject to change, we encourage you to please visit www.sintmaartengov.org/coronavirus for the latest information and guidelines for travelers.

In addition to the above protocols implemented by the St. Maarten government, you will notice a number of additional changes in accordance with our expanded Diamond Standard of Clean Protocols designed to keep you safe. This includes limiting capacity in public areas, checking the temperature of guests entering the lobby areas and team members before they start working, frequently cleaning surfaces and encouraging all guests to practice social distancing. Sanitizing stations will also be located throughout the resort. All guests and team members will be provided with face masks or shields. Confirming Your Reservation

We encourage all owners to call Owner Services to confirm reservations and discuss travel options:
Fixed Week Owners with weeks from January 1 through March 31:
Please call Owner Services as soon as possible to confirm your intent to occupy your 2021 Fixed Weeks. Our Owner Services team will also be reaching out directly to owners to answer any questions.
If you are unable or choose not to travel during this period, Owner Services will be happy to deposit your weeks into Destination Xchange®, which enables you to save your 2021 weeks for up to 5 years. You can exchange back to St. Maarten at a later date or take advantage of over 4,000 resorts available for exchange.
Floating Week Owners who own Prime Season weeks:
If you are interested in booking a reservation during January 1 through March 31, please call Owner Services as soon as possible to book your floating week reservation. Please note there will be limited availability during this period and we encourage you to make your reservation as soon as possible.
Floating Week owners can also choose to deposit their 2021 weeks into Destination Xchange.

Reminder: All assessed Maintenance Fees must be current in order to confirm your reservation or deposit your weeks into Destination Xchange.

Been a long time coming but reports from locals I personally know have said the finished product will be fantastic. The ones I've corresponded with have actually been on the properties and are impressed with what they've done.
